Balcony Inspection Without Disruption at a 18-Story Residential Building

While capturing aerial footage of a nearby construction site, I was approached by a project manager from Asset Management Alliance with a specific need.

They were responsible for a high-rise residential property known as Park Plaza Condominium.

The building is approximately 18 stories tall.

There was concern that some balconies contained foreign objects that could retain water in unintended ways. Over time, this can lead to moisture damage if left unaddressed.

A traditional inspection would require coordinating access to a large number of occupied residences. That approach would be time-consuming, disruptive to residents, and difficult to schedule efficiently.

The goal was clear.

  1. Review all exterior balconies quickly.
  2. Avoid resident disruption.
  3. Maintain safety and privacy.

Planning and Constraints

This type of inspection presents real operational considerations.

  • A nearby hospital has frequent helicopter traffic
  • Wind conditions increase with height and proximity to tall structures
  • Residential privacy must be protected at all times
  • Lighting needed to be even across all four sides of the building

We maintained communication while waiting for appropriate weather. An overcast day was selected to provide consistent lighting and avoid harsh shadows that could hide detail.

Flight Approach

The flight was planned with safety and discretion as priorities.

  • Vertical passes along each of the four sides of the building
  • Constant distance maintained from the structure
  • Camera angled downward to focus on balconies only
  • No intentional views into dwelling interiors

This approach allowed for a clear view of balcony conditions while respecting resident privacy.

Deliverables

The final deliverables included:

  • A single real-time video showing all four sides of the building
  • Additional slow-motion files for each side to allow closer review if needed

The footage was captured in 4K HDR to preserve detail and contrast. Files were delivered promptly after the flight.

Outcome

From first contact to final delivery, the entire engagement took one week.

Instead of coordinating access to well over one hundred individual living spaces, the property team was able to review exterior balcony conditions in minutes. The result was a fast, low-impact inspection that supported informed decision-making without disruption.
